Project Description

In Pompano Beach, Florida, Hartzell Painting completed the exterior repainting of Building 39, a nine-story residential structure with 107 apartments. The project spanned from May through August and involved preparation, repair, and coating of multiple substrates, not just repainting. Work included pressure cleaning, stucco and concrete repair, crack repair, sealant application, and full priming before applying Sherwin-Williams coatings.

The contract allowed up to 50 square feet of stucco repair and 50 linear feet of crack repair per building, with unit pricing for additional work. This ensured the property owners had clear cost control while addressing all deterioration. The final scope covered stucco shear walls, columns, parapets, stairways, balconies, pool gazebos, common areas, doors, shutters, gutters, and pedestrian traffic floors.

Background/Story:

The property management team sought Hartzell Painting after years of exposure to salt, humidity, and sun had caused widespread deterioration. Problems included mildew growth, peeling paint, cracks in stucco and concrete, and worn finishes in high-use areas. Prior patch repairs had failed, leaving underlying issues unresolved.

The owners required a contractor capable of comprehensive preparation and repair, not just surface painting. Hartzell Painting proposed a full system: mildew treatment, high-pressure cleaning, priming with a masonry conditioner, crack and joint repairs, and application of durable Sherwin-Williams finishes. This approach provided long-term protection and restored the building’s appearance while reducing the risk of recurring damage.

Scope of Services

To achieve the client’s goals, Hartzell Painting performed a full suite of services:

  • Pressure cleaning of all exterior masonry with 3,000 PSI to remove salt, chalking, mildew, and contaminants.

  • Pre-treatment of heavily infested mildew areas with Sherwin-Williams Mildew Treatment.

  • Stucco and concrete repair up to 50 sq. ft. per building, with unit pricing for additional repair.

  • Crack repair up to 50 linear feet, with graded solutions for hairline, medium, and large cracks.

  • Application of approved sealants at transitions, penetrations, joints, and perimeters.

  • Surface priming with Sherwin-Williams Acrylic Masonry Conditioner.

  • Full coating of stucco shear walls, brick, parapets, columns, open-air stairways, hallways, balconies, pool structures, laundry/trash rooms, utility doors, shutters, gutters, downspouts, vents, and pedestrian traffic floors.

  • Caulking of window perimeters and penetrations for a watertight seal.

Paints/Products Used:

  • The project utilized premium Sherwin-Williams products chosen for durability, weather resistance, and clean finish:

    • Sherwin-Williams Acrylic Masonry Conditioner – applied to all exposed masonry surfaces before painting.

    • Sherwin-Williams Mildew Treatment – used in shaded, mildew-prone areas during pre-treatment.

    • CNFLX FLX WP SM EW SW9138 Stardew – main exterior body color.

    • PI PRE WB UR GL EW SW6232 Misty – accent tone for railings, trims, and architectural details.

    • Light Tint Base 7016 Mindful Gray – selected for stairwell walls and common areas.

    • PI PRE WB UR GL EW SW7005 Pure White – used for ceilings, balcony undersides, and contrast details.

    • LXN Self-Clean EW SW6232 Misty – applied in high-traffic surfaces to reduce maintenance.

    • SW Shrink Free Elastomeric Patching Compound – used for repairing cracks and spider-web pattern surfaces.

Each coating and compound was carefully matched to its surface condition, ensuring both beauty and protection.

Results:

The finished project delivered exactly what the owners had hoped for. Cracks were sealed, mildew was gone, and the building’s exterior was reinforced against Florida’s coastal climate. The color scheme—Stardew, Misty, Mindful Gray, and Pure White—gave the nine-story tower a fresh, modern look that instantly upgraded curb appeal.

This wasn’t just a visual improvement. The new paint system created a durable, protective barrier across stucco, concrete, metal, and wood surfaces. Common areas looked brighter, balconies cleaner, and pool gazebos more inviting.

The client’s feedback was straightforward: the project met every performance and design expectation. Residents noticed the difference immediately, and the property managers confirmed that the building is now better prepared for the years ahead.
